Stone extension built to enable internal and external reordering and renovation

“A superb renovation carried out in summer 2016”

J English Builders Ltd were commissioned to complete an extensive house renovation and reorder with the addition of a stone extension to the side of the property providing a stunning kitchen, dining and living area.

Preparation for this project was essential, J English Builders worked closely with the clients to ensure a thorough understanding of how the new interior space and landscaping to the exterior would compliment their lifestyle.

To the ground floor of this property a large new kitchen, dining and living area were created alongside a cinema room, formal living room, an office and a utility room. Underfloor heating was installed throughout the ground floor and a full electrical re-wire and mechanical fit were undertaken to ensure longevity of enjoyment in this new space.

The site presented challenges, one of which was limited access via 35 steps. Every piece of rubble from excavation and stone from construction had to be taken up and down these steps meaning precision and dedication was required to ensure a seamless build was achieved.

Hard work was evident on this project and high praise was received from not only the client but the surrounding community.

Loft conversion

A very rewarding loft conversion for both us, and the client.

English Builders Ltd were contracted to remove the existing roof, raise the pitch, and join both rooves together to create an extra two bedrooms in the loft space.

Great preparation had to be put in to the works to enable a well organised job, with no access to the rear, and the house being straight on the main road, access was at the very best, a challenge.

With good planning and preparation the project was complete in 8 weeks and the client was happy with the finished project.

Heritage and Conservation Work

JEBL were commissioned to offer expert advice on a number of issues mainly including stone deterioration and investigating ways of which deceleration would conserve and deter the weakness and decay of the material, most common ways of which would be understanding the correct materials needing to be used to repoint any decayed beds or perps using lime motor.

Other areas included stone carved troughs and gutters with other areas included ceiling and welding repairs to stone troughs and gutters made from lead work.

Our client purchased Castle Hill and approached JEBL LTD to investigate and comprise an expert report upon the current condition and deterioration on the stone building and advise on what work would be required to repair and sustain as much of the building’s original fabric without a complete overhaul of certain areas which were inevitable applicable to the stone mullions and transoms of the 18th century grade 2 listed building.

The areas the report discovered of concern lead to the repair of the lower ground windows, a number of deteriorated of wall stones and the removal of modern sand and cement material to be replaced by lime mortar.

Full house renovation and wrap around extension.

A superb, high quality restoration to an 19th century house right in the hearty of Ilkley, leeds.

This job was undertaken in October of 2015. A large 5 bedroomed house completely renovated with a wraparound extension and full garden landscaping, this was a high-class project!

We created a large kitchen/ dining/ living space by knocking through all the rear of the property, with a new utility and a garage to the side. From design to completion, we worked closely with the designer and client, to produce an outstanding finish to their home.

The building was in a conservation area, specific details and requirement set by planning and the local conservation officer where taken into consideration when it came to the design and construction of the building, using materials sympathetic to the buildings fabric, working well with the existing structure to not compromise the overall look of the building and its surrounding area.

This was a very rewarding project for everyone involved, the dedication and commitment we had all the way through was proven in the high-quality finish.

Renovation and repair work

This is our latest renovation to another 18th century property. The house required a full re-roof with new timbers, due to the existing roof structure being severely affected by wet rot resulting sagging and decay.  A new render was applied to the back and gable end walls. When the existing render was removed, the exposed walls were extremely uneven, varying up to 120mm in places. To build back up to its original level, great care and preparation work was needed to ensure a level surface was achieved.

New oak beams were positioned in the wall projecting out to create a canopy for plants to grow around. Two new windows sets were fitted and further repairs to original sets.

All of the work was carried out had to be sympathetic to the buildings needs and match the existing.

Extension to existing building

This 18th century, stone built house, situated in Wheatley was in need of updating.  J English Builders were commissioned to build a new extension on to the top of the existing garage, converting the lower level space in to a large kitchen / dining and living area.  All 8 window sets fitted was hand carved in grit stone to match the existing.

Taking in to consideration the age of the building and the varied thickness throughout the solid core wall, each stone window set was uniquely carved to suit each made opening. Being individually designed and crafted with double splayed quoined jambs and diamond mullions, really complimented the building and emphasised its character.

The existing floor was removed and replaced. Integrating underfloor heating throughout the ground floor, along with a bespoke handmade kitchen to match the quality of the project.

On the first floor we created a large master bedroom with en-suite and walk in wardrobe with vaulted ceilings to really maximise the space. This project is a perfect example of the quality of workmanship that goes in to our specialist work.
